HOW TO SECURE THE BEST PRICING
Several Factors Determine Final Pricing



   If you intend to sell your home within the next few years - the information below is NOT necessary... any roof will do.

   However, if you Really want to obtain the Best Value, or if you intend to own your home for 10 years or more,
   then understanding the information provided below - and information throughout this website - is absolutely essential
   in determining the TOTAL COST or your roofing, because spending $5,000 or $10,000 now may finally prove to be
   your initial down payment - when it costs twice as much to re-roof (again) after 10 or 15 years.

   1)  Ensure you purchase the appropriate MATERIAL...

   Dave, from Federal Way, is an architect and thought he was also qualified to determine roofing durability.
   He built a 3 million dollar home and specified a "50 year" asphalt shingle roof - because he didn't want to roof again.
   His home is now 15 years old and Dave is shopping for roofing because the "50 year" asphalt shingles are falling apart,
   they will probably last a few years before leaking but they now look so old and nasty they are just an embarrassment.*

   Dave is now shopping for a metal roof - Because he has seen several 30 year old metal roofs that still look brand new.
   If you plan on owning the roofing for 15 years or 20 years... you better know how it will look after that period of time.
   If a roofing manufacturer or roofing contractor cannot (or will not) show you how the product looks after 15 or 20 years,
   then maybe you should talk to an independent expert - Contact us for unbiased information on your material options.


   2)  Ensure you purchase the appropriate PRODUCT...

   Jack, from Everett, re-roofed his home with a "30 year" asphalt shingle in 2000.  His initial investment was only $6000.
   Jack put his house on the market in April, 2010 - However, the 10 year old roofing could not pass a Re-Sale Inspection
   because it did not warrant a Five Year Certification.  Jack had to re-roof (again), at the current cost of $11,495.

   Obviously, with a (total) ten year cost of $17,495, Jack did NOT purchase the most appropriate asphalt product.*
   It's not enough for consumers to only know the "functional life" of a roofing product.  It's more important to understand
   t
he Re-Sale Window - the age BEFORE shingles cannot pass a Five Year Certification Inspection.


   3)  Ensure you understand the difference in JOB SPECIFICATIONS...

   Nancy, in Kirkland, had four (4) bids for installation of "30 year" asphalt shingles - all priced between $6800 and $7600.
   We gave her a bid for $8400... BUT we had specified better (and $1800 more expensive) materials for her project.
   Project pricing MUST account for all differences in the job specifications.

   The roofing shingles we specified have a demonstrated history of performance of 20+ years where all the other bids
   specified shingles with a history of premature failure after only 10 to 15 years.* 


                     * Based on product design and proven performance, There are Only Two (2) conventional
                     fiberglass shingles that we find ANY evidence of typical durability beyond 20 years.  These
                     shingles are not popular products (in the Seattle area) as most roofers don't tell consumers
                     about the history of premature failures - and the very limited durability of fiberglass shingles.
